Process
How it works
Federal leasing is proceduralized. Our role is to run that procedure competently on the landlord's side, with clear checkpoints at every stage.
- 01
We identify a federal space requirement
Our research work tracks GSA-led procurements, published RLPs, and agency-specific requirements as they take shape. The objective is to understand a requirement early — its market, size band, timing, and technical parameters — rather than reacting once it is widely competed.
- 02
We evaluate qualifying properties
We assess candidate buildings against the requirement: delineated area, contiguous space, floorplate efficiency, parking, accessibility, security posture, and the owner's ability to deliver improvements on the government's timeline. Where a property is not a fit, we say so.
- 03
We formalize representation
Before anything is submitted, we put the relationship on paper: a mutual NDA covering confidential property and ownership information, and a listing or representation agreement defining scope, market, and duration. Fee arrangements are negotiated directly with ownership.
- 04
We manage the process through lease execution
We prepare and position the offer, respond to the government's requests through the procurement's prescribed channels, coordinate the owner's technical and legal team, and negotiate business terms through award and lease execution.
