Federal Leasing Advisory
Turning vacant commercial space into long-term federal government tenancy.
A two-person advisory partnership pairing federal procurement research and opportunity sourcing with on-the-ground U.S. deal execution — so property owners can pursue government tenancy without building in-house expertise.
What we do
Landlord-side representation through the federal leasing process.
We identify upcoming federal agency space requirements and approach commercial property owners whose buildings are credible candidates for them.
From there we represent the landlord's interests through the RLP and procurement process: positioning the property, coordinating with the government's prescribed steps, and negotiating lease terms.
We manage the relationship end-to-end, so owners are not required to develop specialized federal leasing capability internally.
Process
Four steps, in order.
Identify a requirement
We track upcoming federal space requirements — GSA-led procurements, RLPs, and agency-specific needs.
Evaluate qualifying properties
We assess buildings against the requirement's location, size, security, and delivery parameters.
Formalize representation
NDA and listing agreement establish the working relationship before anything is submitted.
Manage through execution
We position the property, coordinate with the procurement process, and negotiate lease terms.
Who this is for
Owners of Class A/B space in markets with federal agency presence.
Building owners
Single-asset and portfolio owners with vacant or soon-to-be-vacant office space.
REITs
Institutional holders seeking long-duration, high-credit-quality tenancy.
Property management groups
Managers advising ownership on tenancy strategy without federal leasing expertise in house.
Current focus
Nationwide
We work with property owners nationwide, pursuing federal space opportunities in any market where agency demand exists — from major metropolitan centers to regional markets with a federal footprint.
